Holiday Inn Express Roof
Construction of the Holiday Inn Express Queenstown required an innovative access, temporary roof and noise protection solution. Brazier Scaffolding was contracted to find a solution that catered to the needs of the builders, as well as Queenstown’s changeable weather.
Queenstown roof and noise reduction solutions
Deane Tamariki, Brazier Scaffolding Queenstown, said “we used two mobile Layher Keder Roof XL Systems, along with Layher Allround Lightweight Scaffolding and Layher Protect Panels. The Layher Protect Panels were used to reduce site noise for neighbouring properties. Layher provided the noise insulation specifications for the consenting process, and a wall which was approx. 60m long by 6m high was erected. A lot of engineering went into stabilising the freestanding Protect Panel wall. A combination of buttress and ballast weights were used. The solution worked so well clients are now asking Brazier to supply it on a regular basis.”
Continuing Deane said, “the two-year project had 4,250sqm of exterior scaffolding and was designed with the help of Layher’s engineering team. The design met all the requirements of the project and proved very easy to use.”
“In addition, Brazier found the installation of the Layher Keder Roof XL sections, with mobile components, was fast. The senior site manager, Vince Lysaght, was delighted with the Brazier Scaffolding and the Layher scaffold that they built.” said Deane.
Roof span and facade access options
Vince said, “I found the ease at which the Layher gear fits together, coupled with the numerous size and span options available, proved very versatile. This was of great benefit for this project, as it had many dimensional challenges, especially given the erratic facades that ‘pop’ out of the building. Deane and I spent many hours working out how best to tackle these erratic features and once we had a plan, the system was easily able to be set up to accommodate.”
“The roof of the building was a big challenge, with the carpentry alone requiring a specialist company to install. The winter weather, which would have meant many days lost productivity, had the potential to see the project delivered late. Deane suggested we install the Layher’s temporary roof solution. An analysis was done of cost vs risk of delays, and it was quickly assessed to be a very viable option,” said Vince.
Roof open and closed
Vince continued, “had we have chosen not to go with the Layher Keder Roof XL system, there is no doubt in my mind that this project would not have been handed over on time. Again, the versatility of the Layher componentry was such that this roof was able to be done in sections, with an ability to open to an extent that material could be craned in, and the roof then closed again. This saved many man hours manhandling material.”
Vince said, “I have been involved with heavy commercial builds in one capacity or another for the past 12 years and I would not hesitate to use the Layher Keder Roof XL system again as it clearly is the best scaffolding gear out in the market. I am currently running a smaller build of six units in Wanaka for a residential company and the scaffolding company engaged by the client have used a different system, and I shudder to think how they expect to make money when using something that is so much less proficient. For mine, Layher has proven to be the leader in their field.”
